We hope to provide you with an enjoyable vacation
experience, in a clean and comfortable condominium. We are
proud of our unit. It has been professionally decorated, with
quality bedding and is in excellent condition. We
appreciate you renting our home away from home. Please forgive
the long list of rules and regulations. It’s been my
experience that communicating matters clearly always make for the
best relationship! It’s our goal to have you return as
friends and annual guests!
1. CHECK-IN TIME IS AFTER 3 P.M. CST AND CHECK-OUT IS 10 A.M.
CST.
2. SMOKING IS PROHIBITED in
the unit and on the balcony. If smoking or evidence of smoking
is found eviction and forfeiture of deposit will occur. The
burning of candles is also prohibited. This is an extreme fire
hazard.
3.
PETS of guests are not permitted in units
under any conditions. This is a decision by the Owners
Association. Owner’s pets may be permitted with
registration. Guests with pets risk
eviction and loss of rent payment and/or security deposits.
4.
AGE OF REGISTERING GUESTS We will not rent to
vacationing students or singles under 25 years of age unless
accompanied by an adult guardian or parent. Misrepresentation of
this may result in eviction and/or forfeiture of rent money and
deposits held.
5.
SECURITY AND DAMAGE DEPOSITS No deposits are
required for guests making reservations using their bank cards. It
is agreed that guests making reservations with bank cards will have
their damage / security deposits waived in lieu of agreeing to pay
for all cancellation fees, and any losses incurred by owner;
including, but not limited to damaged property, and missing items.
Guests agree such payments will be automatically charged to the bank
cards submitted. Guests paying using other forms of payment will be
subject to a $300.00 damage/security deposit. Monthly guests are
charged a $500.00 security/damage deposit.
6.
GUESTS AGREE TO immediately
report to owner any damage incurred during
your stay it is further agreed that any damage or negligent
housekeeping issues seen upon arrival must be immediately reported to
the owner.
PAYMENT
TERMS
If
you are renting by the day or by the week and you are booking more
than 14 days from your arrival date You may
pay in full, or you have the option to make two payments. Half the
balance now, and half the balance 14 days before arrival. Guests
paying by check or PayPal must submit an additional $300.00
security/damage deposit 14 days prior to arrival.
If
you are renting by the day or by the week and you are booking less
that 14 days from your arrival date You must
pay in full. Guests paying by check or PayPal must submit an
additional $300.00 security/damage deposit.
If
you are renting by the month you will be
asked to sign a monthly addendum. The rules within this
document will apply, but other stipulations, terms, and deposit
amounts will be added and amended.

may be made in the form of credit cards, PayPal, traveler's checks,
bank money orders, cashier’s checks or personal checks payable

8.
CANCELLATIONS/DATE CHANGES
if you are renting by the day or by the week - If you must
cancel or change dates, immediately contact us.
If
you are canceling more than 30 days before
arrival and we are
holding a security deposit and any advance rent payment, it will be
refunded within two weeks of notification. A $100.00 cancellation
fee will apply. This will be deducted from your bank card, or your
balance on file.
If
you are canceling from 29 to 15 days before arrival
and we are holding a security deposit and any advance rent payment,
both may be forfeited unless we can generate an equivalent amount of
rent for the period you had it reserved and removed from the market.
A $100.00 cancellation fee will apply. This will be deducted from
your bank card, or your balance on file.
If
you are canceling within 14 to 1 day(s) before
arrival, your security deposit and any advance rental payment(s) will
NOT be refunded. Every reasonable effort will be made to rent the
period you cancelled. If we rent your cancelled time we may, at
our discretion, return to you your payments on file, less expenses,
and assess a $100.00 cancellation fee.
This
will be deducted from your bank card, or your balance on file.
Early
departures, shortened stays, or amended reservation dates, do not
warrant any refund of rent or deposit. Owners
reserve the right to cancel reservations because of conditions that
would prevent the safe occupancy of the unit rented.
Late
Payments. We may cancel your reservations
because of late payments. Late payments will indicate your
desire not to pay, in which case your reservations and/or your
security deposit on file, may be subject to forfeiture.
Denied
Occupancy. In the event that an occurrence
would cause our condo unit to have its’ certificate of
occupancy (CO) revoked, creating a period of denied occupancy, a
refund will be made for any rent paid for that same canceled period
and no cancellation fee will be assessed.
Owners
reserve the right to cancel any reservation prior to arrival. In the
event of an owner cancellation every reasonable effort will be made
to offer a comparable property for rent and to refund of all rent
paid. No cancellation fee will be assessed.
Hurricane
or Storm Cancellation Policy. No refunds
will be given unless: a. The National Weather Service orders
mandatory evacuation in a "Tropical Storm/Hurricane Warning
area" and/or b. A "mandatory evacuation order has been
given for the Tropical Storm/Hurricane Warning" area of
residence of a vacationing guest.
The day
that the National Weather Service orders a mandatory evacuation order in
a "Tropical Storm/Hurricane Warning," area, we
will refund: a. Any unused portion of rent from a guest currently
registered, b. Any unused portion of rent from a guest that is
scheduled to arrive, and wants to shorten their stay, to come in
after the Hurricane Warning is lifted; and c. Any advance
rents collected or deposited for a reservation that is scheduled
to arrive during the "Hurricane Warning" period.
9.
MAXIMUM OCCUPANCY- The maximum number of
guests per condominium is limited to eight (8) persons. An
additional charge or $10.00 per person per night for guests in
addition to eight (8) will be assessed.
10.
MINIMUM STAYS. THIS PROPERTY REQUIRES A THREE (3) NIGHT MINIMUM
STAY. Longer stays may be required
during holiday periods. If a rental is taken for less than three
days, the guest may have their reservation cancelled in favor of a
longer term reservation.
11.
MAID SERVICE While clean linens and bath
towels and starter rolls of paper products are included in the unit,
daily maid service is not included in the rental rate. We
suggest you bring beach towels. We do not permit towels or linens, or
any other items to be taken from the units.
12.
RATE CHANGES - Rates subject to change
without notice.
13. FALSIFIED
RESERVATIONS - Any reservation obtained under
false pretense will be subject to forfeiture of advance payment,
deposit and/or rental money, and the party will not be permitted
to check-in.
14.
WRITTEN EXCEPTIONS - Any exceptions to the
above mentioned policies must be approved in writing in advance.
15. KEYS and PARKING PASSES -
Parking passes will be provided inside the unit for guests staying at
The Lighthouse Condominiums. Guests staying at the Tradewinds
condominium will have to purchase a pass from the security office on
site. The cost is $20 per vehicle. Guests in both
properties must display parking pass on dashboard. Failure to
display may result in towing of vehicle at renter's expense. Only two
vehicles are allowed per unit. No boats, jet skis, campers, or
motor homes are allowed in either parking lot.
16.
DEPARTURE RESPONSIBILITIES Departure
responsibilities include leaving the property reasonably clean,
leaving the kitchen items clean and returned to their proper place,
disposing of trash in proper outside containers, locking all windows
and doors, returning keys to counter top and key box key(s) returned
to the lock key box, closing all curtains and adjusting thermostat to
80 degrees in Summer, and 60 degrees in Winter. Our housekeeper
will inspect the property for damage or missing items at departure.
17.
IMPORTANT Transfer of this agreement to
other parties may only be made solely at the owner’s
discretion. Guests agree to pay all reasonable attorney fees,
court costs, and administrative costs associated with enforcing this
agreement. Guests agree that the venue for any court
proceedings regarding this agreement to be in Lee County, Alabama.
By renting this property you are assuming all risk of liability
for damage done to person or property, agents, employees, or visitors
occasioned by the present or future condition of the premises both
latent and manifest. Owners, or owners designee, reserve the
right to enter the premises at any time for the purpose of
inspection, repair, management or for the purpose of showing the
property to a prospective buyer. Guests agree that owners reserve the
right to refund rent and security deposits paid in lieu of occupancy
if transfer of ownership of said property prevents occupancy.
Owners will not be responsible for accidents or injury or loss of
money or valuables of any kind.
I have
read, understand the information and agree to abide by the policies
set forth in this document. My signature on the Rental
Reservation form acknowledges that I have read and understand all
these rules and agreements. I certify that I am over 25 years of
age.
